Contents Remediation

Contents remediation is as critical as the remediation of the structure itself. The first step in contents remediation is to inspect and evaluate each item for restorability. Here we are looking for the items condition, material composition, its monetary value, replacement cost, sentimental value and of course the material composition.

When looking at contents for the purpose of restoration, they will fall into two basic categories. Items to be restored and items to dispose of. The decision which category an item falls into should be determined by both the mold remediation contractor and by the homeowner and should be decided by using the above criteria.

For instance if an item has mold damage and has a replacement value of $3.00, but it will cost $10.00 in labor and material to restore, it is logical to place the item in the category of disposable. However, if the item has great sentimental value, the homeowner may choose to restore the item. Therefore, materially interested parties should participate in decisions about whether to restore or dispose of contents.

Many items such as old moldy text books are difficult to restore
and not worth the cost of restoring, therefore they should be discarded

Often times it is necessary to remove contents from the contaminated area and restore them elsewhere. In this case, contents should be bagged up and transported to where the restoration will be performed. Once restoration of the contents, as well as the restoration of the structure are complete, the contents can be returned to the area from which they came.

Often times, on-site contents restoration is chosen. Below are a list of the advantages and disadvantages of on site cleaning.

ADVANTAGES OF ON SITE CLEANING:

  1.  Items remain in homeowners control
  2. Expenses of packing, transporting and storage are eliminated
  3. Lower likelihood of breakage or "mysterious disappearance"

DISADVANTAGES OF ON SITE CLEANING:

  1. Often extends the wait time before starting structural remediation
  2. Can increase the possibility of cross-contamination to the remainder of the building
  3. If contents are not removed from the contaminated part of the building, they may require cleaning more than once.

CLEANING METHODS:

There are several methods used in the cleaning of mold contaminated contents. The method or methods chosen are usually based on whether the item is porous, semi-porous or non porous. Below is a list of these methods:

  1. HEPA Vacuuming which involves a vacuum system which utilizes a high efficiency particulate air filter removing particles down to 0.3 microns. These vacuums are used to vacuum mold spores, preventing them from escaping back into the air.
  2. Damp wiping with an appropriate cleaning agent.
  3. Immersing the item in an appropriate cleaning agent.
  4. Brushing with a soft bristle type brush.
  5. Laundering or dry cleaning can be used for clothing.

Items such as mattresses, pillows or leather products are usually un-restorable, therefore disposal is highly recommended.
